US Signal, a Michigan-based data infrastructure company, has purchased an existing Hillsboro data center for $20 million.
The company announced the acquisition Tuesday, Oct. 27, of a 63,000-square-foot facility at 3295 N.E. 83rd Ave., inside the SunTech Corporate Park, the Hillsboro News Times reported. The building has about 14,000 square feet of data hall space and 4.5 megawatts of power, according to the company.
Washington County property records show the transaction was recorded Oct. 14, with sellers listed as Madrona Joes LLC and Watumull GI Joe's LLC, the News Times reported.
The deal is US Signal's first owned data center in the Portland metro area. The company operates about 17 data centers nationwide and already runs a facility in Bend, about 175 miles southeast.
"Hillsboro gives us a way to grow in a market where available capacity is extremely limited," John White, US Signal's chief operating officer, said in a company release.
US Signal said the facility offers opportunities to "expand capacity," though the News Times reported it remains unclear whether that means physically expanding the building, increasing electrical capacity or making greater use of existing space.
That question matters. Hillsboro is in the middle of rewriting its data center rules.
The City Council approved a 120-day moratorium on new and expanded data center development July 27. That moratorium expires Nov. 24, though the council could extend it six months.
The council also unanimously approved the city's first permanent data center restrictions Oct. 20. Those rules, which take effect Nov. 19, cap total standalone data center acreage at 608 acres, require public hearings for proposed facilities and establish a temporary 1,000-foot buffer between new data centers and schools. Previously, data centers were allowed as a primary use across roughly 6,600 industrial acres.
Whether any expansion at the US Signal site would fall under the moratorium or the new regulations has not been confirmed, the News Times reported. Washington County records classify the 5.08-acre property as Industrial Park land, but its specific zoning designation under Hillsboro's development code has not been verified by city officials.
Data center space in Hillsboro is scarce, though the sources disagree on the specifics. The News Times attributed a 0.2% vacancy rate to US Signal, covering the first half of 2026. US Signal's own website attributed the same figure to real estate firm CBRE, covering the end of 2025.
US Signal is owned by Igneo Infrastructure Partners, an international infrastructure investment firm. Data Center Dynamics reported the company has rebranded the Hillsboro site as OR02.
City officials plan to develop a second phase of data center regulations addressing building heights, buffers, green-building requirements and other environmental protections during winter and spring 2027.
